
Accommodation
You can become the owner of a dwelling in Slovenia only on the condition of reciprocity. Therefore, renting a dwelling is the most common form of accommodation. Certain companies, primarily in construction, offer accommodation to their workers also in the so-called residence halls for single persons. Rental of low-cost housings is only available to Slovenian citizens.
Rental prices of housing in Slovenia
Rent for dwellings vary greatly in Slovenia; the most expensive dwellings can be found in major towns. There are numerous real estate agencies on the Internet to help you in your search for a dwelling. One of the more popular websites is www.nepremicnine.net, where you can find offers by agencies and private persons from across Slovenia. Furthermore, you can find advertisements in numerous daily newspapers or special newspapers containing exclusively small advertisements. Owners often claim an advance payment of three to six months rent and a deposit for the rental of a dwelling. If you will be searching for a dwelling with the help of an agency, you need to pay a brokerage fee.
When you rent a dwelling a tenancy agreement is concluded between you and the landlord. If the existing agreement form is not used and the agreement is drawn up by you or the landlord, at least the following items should be included:
- description of the dwelling, location, square footage, utilities provided, year of construction and manner of use of the dwelling;
- identification code from the buildings cadastre;
- name and surname of the owner, tax number of the owner, name and surname of the tenant and persons who will use the dwelling along with the tenant;
- termination reasons laid down in Article 103 of the Housing Act;
- type of tenancy according to categories of rented flats;
- provisions on mutual obligations of the contracting parties concerning the use and maintenance of the dwelling and common areas of the residential building or multi-dwelling building;
- amount of rent, manner of payment and payment periods;
- manner of payment and costs that are not included in the rent and are connected to power supply, water, municipal heating network for dwellings, etc. (individual operating costs) and operating costs for common areas of the residential building or multi-dwelling building (common operating costs);
- provisions on the manner of use of the dwelling and in how and when (frequency) the owner will examine the accurate use of the dwelling;
- duration of tenancy provided that the dwelling is rented for a limited period;
- manner of handing over of the dwelling.
Residence halls for students
Secondary school students and higher education students attending school outside their town may live in residence halls for students, provided that there are available vacancies and that the students fulfil the appropriate conditions. The common announcement of vacant places in all residence halls for students is published at the same time as the pre-enrolment announcement for secondary schools and higher education institutions. Residence halls for secondary school students with vacancies available after enrolment may let rooms to higher education students as well.
Due to an insufficient number of vacancies in residence halls for higher education students, only the following students from abroad are guaranteed accommodation:
- exchange students of bilateral exchange programmes and CEEPUS
(exchanges 3 – 9 months max)

If you are not one of these students, you can try to find accommodation in one of the residence halls for secondary school students with vacancies that also accommodate higher education students. You may also consult advertisements and look for private lodging.
